A flat roof is one of the smartest roofing options for homes and businesses across Largo, St. Petersburg, Clearwater, and the greater Tampa Bay area. It’s not truly flat, a subtle engineered slope moves water off the roof during our heavy afternoon storms and hurricane season downpours, protecting your building from ponding, leaks, and rot. Beyond superior weather protection, flat roofs offer real advantages for Tampa Bay property owners.

Benefits of Flat Roofs for Largo & Tampa Bay Properties
-
Lower Installation Cost
Less surface area means less material and labor than a sloped roof, helping Largo and Tampa Bay property owners save on both installation and long-term maintenance.
-
Usable rooftop space
Turn an empty roof into a deck, lounge, or outdoor living area, a valuable upgrade for properties in high-density areas like downtown St. Petersburg, Clearwater, and Largo.
-
Safer access
A flat surface provides far safer access for servicing HVAC units, solar equipment, and drainage systems, even in the intense Florida heat and summer storm season.
-
More interior space
Without bulky roof framing, flat roofs free up additional usable interior space, a practical bonus for Tampa Bay homeowners and business owners alike.
Flat Roofing Options for Tampa Bay Properties
Flat roofing is one of the most practical options for Tampa Bay homes and businesses, from commercial buildings in Largo, St. Petersburg and Clearwater to homeowners with low-slope roof sections. Despite the name, a flat roof isn’t perfectly flat: it has a slight, often invisible slope that’s essential in Florida, moving water off the roof during heavy afternoon storms and hurricane season. Without that slope, water ponds under the sun and causes leaks, rot and premature roof failure.
There are three main flat roofing systems: built-up roofs, modified bitumen and membrane roofs. Each performs differently under Florida’s sun, humidity and wind, so the right choice depends on your building. At Hendrick Roofing, we’ve installed and repaired flat roofs across Pinellas, Pasco, Hillsborough and Manatee counties for over 50 years.
Built Up Roofs
This is the traditional tar and gravel roof most people picture when they think of a commercial flat roof. Layers of waterproof material are built up with hot tar between them, topped with a layer of rock or stone. Older systems used tar paper, but newer fiberglass membranes now extend roof life.
Built up advantages:
- Less expensive than bitumen or membrane roofs
- Attractive appearance
- The gravel or stone top layer is an excellent fire retardant
Built up disadvantages:
- Very heavy
- May require structural reinforcement to carry the weight
- Strong odor and messy to install
- Leaks are difficult to locate
- Gravel can wash off and clog drains and gutters, a real concern during Florida storm season
Modified Bitumen Roofs
These are single ply rolled roofs finished with a mineral based topcoat as the wear surface. Originally torch down systems installed by heating the adhesive, they now also come in peel and stick versions that are safer and easier to install.
Modified bitumen advantages:
- Moderate price, usually between built up and membrane systems
- Light colored mineral coatings reflect sunlight and can lower cooling costs, which is a real benefit in the Tampa Bay heat
- Peel and stick options are available
- Lightweight
Modified bitumen disadvantages:
- The torch down installation process is a fire hazard
- Less wear resistant than membrane systems
Membrane Roofs (EPDM and TPO)
Often called rubber roofs, EPDM (ethylene propylene diene monomer) is a true rubber membrane that resists tearing and sun damage. TPO, a light colored single ply membrane, is a popular choice for Florida commercial buildings because its reflective surface helps fight our intense heat and can reduce energy bills. Installation options include glue down, ballasted with stone, or anchored with fasteners.
Membrane advantages:
- Lightweight
- Easily repaired or patched
- Scuff and tear resistant
- Straightforward to install
Membrane disadvantages:
- Can be punctured
- Standard EPDM is black and absorbs heat, so a reflective coating is worth the extra cost in Florida
- Energy efficient light coatings can cost more up front

Hendrick Roofing just completed a brand new roof on our home, and the results are absolutely spectacular! From start to finish, their team was professional, efficient, and detail oriented. They communicated clearly, stayed on schedule, and left everything spotless when the job was done.

If you’re shopping for a metal roof, Hendrick is the company to look into. The entire process was fantastic. Very professional and great communication. They were very clean during the tear off of the existing roof. And the new metal roof looks great.

Hendrick installed my standing seam metal roof in 2023. Report after the 2024 hurricane season: the roof along with the impact skylight is solid. I’m becoming more convinced this roof will outlive me and possibly my child.

They did a great job of replacing our storm damaged roof. The Pinellas Park city inspector commented on the excellent quality of work. A well deserved 5 star rating from me.

Hendrick was exceptional to work with. They helped us match our prior roof tile in terms of color and shape and they did a very high quality job in terms of installation and follow up.

We had a new shingle roof installed by another company in late 2023. They flew off in only 66 mph winds. My neighbor recommended Hendrick Roofing. The price was fair and workmanship was a 10/10. Truly a five star company.

I received quotes from 8 different roofing companies. I had the best gut feeling about Hendrick Roofing and the quote was very competitive. The team made our metal roofing experience smooth, they were timely and the office staff kept me in the loop.

FAQ
Frequently Asked Questions
Are flat roofs a good choice in Florida?
Yes, when installed correctly with the proper slope and drainage. A quality flat roof handles heavy rain and heat well, and reflective membranes like TPO can lower cooling costs in the Tampa Bay climate.
How long does a flat roof last in the Tampa Bay area?
It depends on the system and maintenance, but a well installed and maintained flat roof commonly lasts 15 to 25 years in Florida. Regular inspections after storm season help you reach the higher end of that range.
Do you install flat roofs on homes as well as commercial buildings?
Yes. Hendrick Roofing installs and repairs flat and low slope roofs for both residential and commercial customers across Pinellas, Pasco, Hillsborough and Manatee counties.
Can you repair a flat roof instead of replacing it?
Often, yes. Many flat roof problems come from ponding water, punctures or failed seams, and these can frequently be patched or resealed rather than replaced. During a free inspection we will tell you honestly whether a repair will solve the problem or whether replacement is the smarter long term choice for your Tampa Bay property.
Is a flat roof more prone to leaks than a sloped roof?
Not when it is installed and maintained correctly. Most flat roof leaks come from ponding water, clogged drains or aging seams rather than the design itself. Proper slope, quality materials and routine inspections after Florida storm season keep a flat roof watertight. Hendrick Roofing installs every flat roof with correct drainage and offers maintenance plans to catch small issues before they become leaks.
